Selling Instagram-Worthy Commercial Real Estate in Redding, California

6/23/2022 (Permalink)

Instagram-worthy commercial real estate in Redding, California.

Do you sell commercial real estate? According to Forbes Magazine, "The average annual return of commercial real estate over 20 years is roughly 9.5%, nearly 1% greater than the S&P 500's average annual return of 8.6% over the same period of time." Making commercial real estate attractive to investors, in return creates a dynamic opportunity for you as the seller to make the $$$, the big bucks! However, if you are new to the business or a long-time veteran, you know how tricky the ebbs and flows can be. Standing out is the key to success, and you know you want to succeed! Buyers want to be wowed, wined, and dined, but what if your building has been sitting for years? Vintage is good, but not when it comes to wet, damp carpets, broken pipes, and leaky roofs.

So how do you bring your listing to the top of the list and make them Instagram-ready!

If you don't know what a building condition assessment is, trust us you need one. Most banks require one before final approval on a commercial loan. Condition Assessments will help determine if the property should be renovated, sold as is, or demolished. Encouraging your clients, to frequently schedule BCAs, could help determine the life shelf left in the building and stay ahead of unwanted maintenance disasters.

  • Market the building

Social Media has rushed in a new era of marketing. It has transformed the way people connect and the ability to pinpoint their desired property. However, the devil is in the details. Clients want to see pictures, videos, and Reels, and if the property isn't sparkling, will your property be moved to the back of the line? Building trust with buyers by giving them all the details of the property before they schedule a showing is key. So how do you put your best foot forward and create a multi-offer bidding war?

After you or your client have assessed the damage to the building, and before you make those snazzy new videos and photos, call us! We offer Commercial Cleaning Services. From cleaning restaurant hoods to removing biohazard contaminants, we are your one-stop shop to get your clients building sparkling again. Ceiling and walls love to collect dirt and dust, pet dander, cooking oils and grease, cigarette smoke, and other contaminants, stuff you shouldn't just paint over, film, or take photos of. So before your client starts shouting the quote by Candice Olson, "Paint goes a long way in making old look like new," and starts to go Van Gogh on the place, remind them to wash the walls before they paint. The primer and paint will adhere better and will create a cleaner finish. This tip is on us. You are welcome!

We are here to help save your client time and money by creating a clean, safe, odor-free environment. Making you look good, and the property you are selling Instagram ready!

Jump your property to the top of the list by hiring SERVPRO of North Shasta today! Call us at 530-222-0200! We are what your competitors are afraid of.

Reducing Commercial Real Estate Operating Costs.

5/13/2022 (Permalink)

A commercial building with how to reduce commercial building costs in Shasta County, California.

What are operating costs, and how can I save money in today's Northern California business market?

Operating costs are your day-to-day expenses incurred from running your business. Property tax, maintenance, utilities, property insurance, landscaping, and cleaning, the list continues to grow when owning commercial real estate. The topic of high inflation with no stopping in sight makes budgeting a "half to" instead of a luxury.

According to Constellation, office building owners spend an average of $2.14 a square foot on energy consumption costs, with one-third of their total non-fixed operating expenses going towards their energy expenses. Whether you are a small business owner or own a large corporation, we all agree that cutting your costs helps grow your profits.

Here are a few ways to help you lower your everyday operating costs.

  1. Lower your property taxes.
  • If you're a business owner a commercial tax professional should be in your back pocket. According to Real Property Tax Advisors, property taxes can be reduced anywhere from 25 to 40 percent when working with a professional. Itemization for building expenses and watching your annual costs for utilities can help give you a 30,000-foot view of where you are spending your money and what creative ways you can save money.
  • Minimize repairs with predictive maintenance
  • Attention to your equipment like your HVAC, plumbing, light fixtures, and the roof can help prevent expensive repairs and business interruption. Budgeting for regular maintenance may seem like an oxymoron, but trust us when we say preventative will save you money in the long run.

Recommended Maintenance Guide

  • HVAC SYSTEM Maintenance (2x a Year)

Working professionals say Spring and Fall are great times to get your HVAC system and equipment checked and maintained.

  • Plumbing Maintenance (4x a year)

Scheduling a commercial plumbing inspection when first moving into a building can help save extensive repairs in the future. Regular maintenance by a professional plumber can help determine the level of corrosion on pipes, proper installation, and locating any cracks or leaks that potentially lead to water damage.

  • Roof Maintenance (2x a year)

Roof warranties have requirements that need to be maintained or become void. Regular maintenance checks for your roof can help keep you up to date while preventing potential structural damage. A traditional maintenance check from a professional should include noting debris on the roof, any cracking, blistering, or signs of structural corrosion. Roof staining or leaks can be a tell-tell sign that moisture is getting into the roof, and further action needs to be taken. Also, don't forget skylights, chimneys, gutters, and drains need to be checked and maintained.

  • Create an Emergency Disaster Plan
  • Partnering with someone like SERVPRO of North Shasta, Trinity, and Greater Tehama Counties to create a SERVPRO Emergency Ready Plan (ERP) can help give you, your employees, and customers peace of mind and save money and time in the long run. When calculating expenses, we forget to factor the unplanned disasters. While we pray you will never need an emergency plan, having a plan, budgeting, and knowing who to turn to will help your pocketbook.
  • Have a Plan.
    • Having an immediate plan of action can help minimize the downtime to your business in an emergency.
  • Establish your local SERVPRO as your disaster mitigation and restoration provider.
    • We are your local certified industry leader restoration provider, ready to serve you 24/7, 365 days a year.
    • Ready to board up windows and doors, day or night, to keep your property safe and secure after fire or vandalism.
    • 24-hour sewage backup, vandalism, and odor removal cleanup.
  • Insurance Claim Process
    • SERVPRO will help you navigate the insurance claims process and coordinate the necessary paperwork for a quicker, easier experience.

Remember, you are not alone. Create a step-by-step plan to lower costs and expenses that you can implement over time.

Unsafe Working Conditions in Northern California

4/1/2022 (Permalink)

Image of an unsafe work environment filled with germs and bacteria needing to be cleaned in Shasta County and Redding, California.

According to psychology today, we will spend, on average, 90,000 hours at work within our lifetime, and looking at statistics just 3 years ago, you would have seen most of those hours were in office buildings, warehouses, and job sites.  In 2020, the Coronavirus created an unsettling effect that changed every aspect of our lives. Moving a lot of us from office buildings to homes, it left its mark on the business world changing how we do everyday business and creating the question of what happens when it’s time to come back? Is your work environment safe and clean for your employees and how can SERVPRO of North Shasta, Trinity, & Greater Tehama Counties help?

The 3 environmental health hazards most common in the workplace are Biological, Chemical, and Physical

  1. Biological hazards: could include mold, sewage, and bodily fluids.
  2. Chemical hazards: are often caused by improper use of chemicals that may be toxic, flammable, and combustible.
  3. Physical hazards: can be caused by extreme temperatures, poor air quality, and excessive noise.

Check out Osha’s full description and breakdown of different hazards within the workplace.

We know your employees and customers are your top priority in safety and health. This is why we believe in prevention before an accident or damage occurs, so let's address a few steps you can take to keep your business in top shape.

  • Mold can grow from a small roof leak to a leaky water fountain. Schedule monthly inspections to check on your water pipes, plumbing, roof, and HVAC systems. Catching leaks early can prevent mold issues and biological hazards for your customers and employees.
  • Investigate chemicals that are located around and in your facility. Here is a great website for safety tips, templates, and checklists, to keep your chemical usage safe in your business.
  • Living in Shasta County you are no stranger to extreme weather conditions, making your HVAC system in the office even more important. Physical hazards can be caused by extreme temperatures and poor air quality, so get your HVAC and ductwork inspected and cleaned on a regular basis. This can help restore full energy efficiency, as well as prevent mold, dust, and pollen from overtaking your air.
  • Add SERVPRO’s Commercial cleaning to your janitorial budget. Regular exposure to biological or chemical contaminants can contribute to unhealthy situations. Our technicians come fully equipped with top-of-the-line cleaning products and are IIRC certified. Meaning… you can go to sleep at night knowing you did everything to keep your employees safe.

3 tips to prepare your business for heavy rain

11/1/2021 (Permalink)

If you have experienced a flood in your business, don't wait, contact us today! 530-222-0200

Atmospheric rivers, too many of us, may have been a foreign concept until recently. The Redding, and Shasta County area has experienced a long dry season, and as much as the rain is welcomed, these atmospheric rivers may cause some issues and threats to your commercial building.

An atmospheric river is a column of vapor that carries approximately the same amount of water as the mouth of the Mississippi River. With as little rainfall as we have had, and a sudden surge of heavy rain, our region has a greater chance of flooding and water damage. As always, we like to help with prevention as much as possible, so here are 3 tips to prepare your business for heavy rain.

Check your buildings downspouts

When a downspout is not properly placed, it can lead to a building flood during heavy rain. Ensure that your building's downspout leads at least six feet away from your building, and into a well-drained area.

Secure Fuel Tanks

If you have any external fuel tanks or generators, flooding can potentially carry them away. Before any heavy rain, be sure to secure and anchor your fuel tanks. This is also helpful with any generators or fuel tanks located in a basement. Even a small amount of flood can cause significant damage.

Water Heater Elevation

Flooding, unfortunately, happens, even against our greatest efforts. A great way to minimize damage to your building when it does happen is to elevate your water heater. Typically you will want to elevate your water heater 12 inches from the floor. Using pressure-treated lumber, or concrete blocks are the best materials to use.

If you have experienced water damage, contact us first. The sooner we can begin work, the more we can minimize the damage water can cause.

4 tips to help prevent a fire in your business

4 tips to help prevent a fire in your business.

With as much time and effort put into running a business, the last thing anyone wants is to experience fire damage that can detour your direction. Now, we cannot control nature, and accidents happen, but there are some steps we can take to help prevent a fire from happening. Here are four tips to help prevent a fire in your business.

Does your business have a kitchen?

The number one cause of commercial fires is kitchen equipment. That can be from misuse or old and faulty equipment. A great question to ask would be, when was the last cleaning and inspection of your kitchen and its equipment?

Do you have a fire suppression system?

Did you know that the same person who painted the Mona Lisa also created the first fire suppression system? Although your overhead sprinkler system may not be quite as old as Leonardo Davinci, it still may be time to inspect or have it replaced. The last thing anyone wants is a faulty fire suppression system if a fire should ever start. Have your system regularly inspected or replaced if necessary.

Do you have an electrical cord tumbleweed?

If your electrical cords look like they belong in a western, it might be a good idea to straighten and organize them! Extension cords are often needed to provide power to a desk and other office utilities, but when there are multiple cords plugged together, and too many utilities drawing power from them, it can cause an electrical hazard that may start a fire. Keep your cords orderly and minimal when they are necessary.

Do you have multiple items with heating elements plugged into one outlet?

Items with heating elements require a substantial amount of electricity. These items can be toasters, coffee makers, or space heaters, to name a few. When there are multiple items like this plugged into one outlet, it can override your electricity and create the potential for an electrical fire. The moral of the story here is, don't make coffee, toast, and heat the room by drawing electricity from the same outlet.

If your business has been affected by a fire, we understand the importance of getting you up and running as quickly as possible. Don’t hesitate, contact us today. We would love to help!

Business Fire Prevention

5/14/2021 (Permalink)

Perhaps you are a business owner reading this and would agree that businesses are a representation of sacrifice and hard work. Often a business is the passion of the owner, and it is most unfortunate when all of that passion, all of that hard work, is affected by a fire. The NFPA estimates an average of 3,340 office fires a year.  Although not every fire is preventable, there are steps to take to help reduce the risk of a business fire.

Have a sprinkler system

Make sure your building has a proper and working sprinkler system. The quicker a fire can be suppressed, the less damage it will cause, and a sprinkler system is one of the easiest ways to ensure that will happen. In fact, fire death was reported 87% lower in properties with a sprinkler system. Be sure to regularly check and test your sprinkler system. Check out Koorsen Fire & Security for a great resource to help in checking your sprinklers.

Extension Cords

With so many people working in one space, the use of extension cords is almost inevitable. Although extension cord use is common, it can become dangerous if used outside if it’s specification. Here are a few tips to keep in mind while using an extension cord

  • Avoid the use of multiple items with one cord
  • Do not run an extension cord under carpet or a rug
  • Do not plug multiple cords together

Extension cords are meant for temporary use. If you need an extended power source, be sure to use one that is industrial grade and grounded. Check out State Farm for more extension cord safety.

Proper Spacing

When heating sources are used more often, it may be a good idea to rearrange your office! Make sure materials are away from heating units or ductwork. That will help to prevent what is statistically the leading cause of building fires. Keep all fabric, supplies, and other flammable materials at least 3 feet away from any heating sources.

If you have experienced a fire disaster in your business, we would love to help! Contact us anytime 24/7 - 365.

The value CSC carries is equally in its high quality, and ability to custom-fit the needs of any business.

Consult

We understand every business is different with its own unique needs. Our goal is always to find the right solution to every challenge, that’s why our CSC program starts with a consultation. We meet with businesses to discuss and determine the exact needs. Some of the factors include business type, size of space, amount of high-frequency touchpoints, foot traffic, and congestion points. The Certified SERVPRO® Cleaned program gives specific instruction to clean for preventative measures, suspected viral infections, and confirmed cases. At each level, our services meet the health needs to help keep an office safe, as well as helping to set at ease the people you employ. In the event of confirmed cases, we have protocols and guidelines set forth by the CDC that allow for the highest level of clean possible, and specifically developed to answer the needs during the COVID-19 outbreak. The heart behind everything we do is to not only restore your business or property but also to help restore your peace of mind. Our aim with the CSC program is to do just that.

The Commercial Restoration Help You Need

11/2/2020 (Permalink)

If you are in need of commercial restoration, contact us today! 530-222-0200

Every business starts as a passion or dream. Unfortunately, that dream can become a nightmare when things go wrong unexpectedly. As a business owner, or manager of a business we are expected to know how to handle day to day operations, but what happens when we experience a disaster without the preparation to handle it? Here are some we can help in just that situation.

Board ups

From vandalism to fire damage to weather-related issues, boarding up your windows is a necessary step to securing your commercial property. One of the last things that anyone needs is for vandals or rodents to enter your business after a disaster. Boarding up your windows helps to keep your business secure and can protect from weather elements as well. As easy as boarding up a window may seem, if done incorrectly it can lead to further damage. Get help from a professional if you are in a situation that requires a board up.

Temporary warehouse space/move out

When your commercial building is compromised, so are the valuable assets inside of it. Office furniture, computers, and important documents are just a few items that will need to be protected when your building is unable to do so. Fortunately, we are able to offer a temporary space and help to move those items until a more suitable solution is found. The last thing we won't want is for the valuable assets and materials you have amassed over the years to be lost in the process. Often these materials are what is necessary in the rebuilding of your business, and we are happy to help!

Tree removal

With Fall setting in, and windy weather becoming more common, falling trees are an unfortunate reality for some businesses. It is best to remove or trim trees near your building, but in the event that you are unable to and a tree falls on your building, we are here to help! Removing a tree from a building can prove to be an extremely difficult task, and if not performed correctly can lead to further damage. Be sure to contact a professional if you are in need of tree removal services.

At SERVPRO of North Shasta, Trinity & Greater Tehama Counties we understand the importance of running a business, and in many ways support the businesses in our local community. For help, or questions regarding commercial restoration, don't hesitate to call us. We would love to help.

Commercial Fire Preparation

If you have experienced a commercial fire, and need restoration, contact us today. We would love to help! 530-222-0200

It is unfortunate that many businesses will experience a commercial fire in their life span. With wildfires growing in our area, how we respond and react can determine our health and safety, as well as the future of a business. Being as prepared as possible is the best course of action in the steps we take during, and before a fire may start. Here are some helpful tips for commercial fire preparation

Take Down Curtains:

Many curtains are made from synthetic fabrics and can easily catch fire. If you have been asked to evacuate, removing your curtains may be a good idea!

Move your flammable items away from windows and doors:

Much like curtains, office furniture may be able to catch fire, and it is a great idea to keep them as far away from the heat of an oncoming fire as possible.

Keep a ready-to-go bag:

In this bag, having things like emergency supplies, a flashlight, and important documents are a great idea. When a fire begins to grow, being able to leave as quickly as possible is essential. Check out Cal Fire’s web page on fire preparation for a great list of items for an emergency supply kit.

Have an Emergency Ready Profile:

At SERVPRO® we offer an emergency ready profile that will help build a plan of action to implement in your business if a fire or other disaster occurs. This includes items like a plan of action, who to call, and a line of command so decisions can be made quickly and effectively.

If you have experienced damage from a commercial fire, don’t wait, contact us today. We would love to help!

Detecting & Preventing Mold In Your Business

For mold remediation, contact us today! 530-222-0200 SERVPROnorthshasta.com

40% of small businesses never reopen after a disaster. Much of this is due to the lack of preparedness for the building a business occupies. Buildings are usually rented and used for years at a time before being handed off to another business. In many situations, you may not know precisely what you are being handed. Mold may be one of the problems you inherit, but also is a problem that can be avoided. Here are some ways to identify and remove any potential future mold problems.

Ceiling bulge

A very telling sign of water damage is discoloration or a bulge in the ceiling. Attics and roofs may be allowing water to seep into your home and onto your ceiling. When that water sits, mold is very likely to grow. If your building has had a bulge, it would be a great idea to check for mold, and also to discover the source of the leak to prevent future damage!

Odor

Mold has a very distinct musty, and damp smell. Some would compare it to the smell of opening an old book. This is one of the most recognizable signs of mold. Often mold can be hiding behind a wall, or out of site where water may have leaked. Even though mold has a bad habit of hiding from plain sight, the smell of mold is something that will always be distinguishable.

Past flooding

Before renting, or acquiring a building space, it may be a good idea to ask if the building has ever had a flood. While floods can be a one time, out of the blue experience, some buildings flood from recurring repairable issues. Again, where there is water damage, mold has a high potential to follow. Some fixes may be as easy as landscaping, while others like plumbing may require more work. Either case, it is best to fix the problem now before mold sets in and causes more financial and health problems.

If you suspect mold in your business and need professional remediation, don’t wait, contact us today!

Common Causes of Commercial Fires

A commercial fire can be one of the most damaging events to happen to a business. As tragic as they are to experience, there are ways to help avoid them from happening at all. For many businesses, it can be as simple as regular check-ups on their equipment or knowing how to keep materials safe and away from any potential hazard. Here are some tips to help keep you and your building safe.

Cooking Equipment:

It use to be that restaurants were the main business type in need of commercial fire restoration, but these days many businesses now have cooking equipment within their buildings. Often knowing what to do when a fire occurs can save a building from being completely destroyed. While causes include flammable items placed to close to the heat and equipment malfunction, grease fires are the most common.

Grease fires can spread very quickly and need to be extinguished in a specific way. Remove the heat source by turning off the burner, and before the fire grows too large, cover it with a pan lid, or something non-flammable to cut off the oxygen to the fire. Never use water to extinguish a grease fire, this may spread the fire rather than put it out.

Heating Equipment

Heating equipment, especially in the winter months, is something all of us enjoy! Although we have become very experienced, and safe with heating buildings, there is still a danger when equipment malfunctions.

Causes of a commercial fire started by heating equipment would include electrical issues, fuel line leaks, and clogged or covered HVAC units. To keep your building safe, it is important to regularly check and maintain any and all HVAC units in your building.

Electrical & Lighting Equipment

When panels age or circuits overload, it can cause lights or other electrical elements to heat up. If combustible material is too close, this can cause a perfect storm for a fire. Although this situation may be rare, it is worth knowing how to prevent it to ensure it won’t happen to you.

The most common cause of an electrical fire is poor maintenance. With that being said, be sure to keep your circuit breakers up to date, and all electrical on par with current safety codes. If an electric fire does happen to start, use a fire extinguisher to put it out rather than water. Water is a conductor of electricity and can cause more damage or even danger to those around.

If you have experienced fire damage to your business, contact us today. We would love to help!

Commercial Cleaning - Cleaning and Disinfecting

4/20/2020 (Permalink)

If you are wanting professional cleaning in your home or business, contact us today! 530-222-0200

Cleaning your business or home is essential to the health and wellbeing of everyone occupying these spaces. Especially now more than ever, the need to "keep things tidy" is of utmost importance. Unfortunately, there are some misconceptions and information that is not as widely known to help keep your home or business at the highest standard of clean that it could be. It is best to hire a professional to clean and disinfect, but in the case that you are unable to, we wanted to give some information on an important and lesser-known fact, the difference between cleaning and disinfecting.

Cleaning vs Disinfecting

The first thing to know is that there is a difference. Many people use the term interchangeably, but the 2 serve different functions and are used for different reasons. Approaching a "cleaning" job, without realizing the difference, may end up not getting the results you intended.

What's the difference

Cleaning removes germs and dirt from the surface. by lower the amount of germs, it lowers the risk of spreading them. It is important to note that cleaning removes germs but does not kill them.

Disinfecting, on the other hand, uses chemicals to actually kill germs on the surface. By killing germs lowers the risk of spreading by eliminating them altogether. It is important to note that disinfecting only pertains to killing germs, it doesn't refer to cleaning dirty surfaces or removing germs.

Best practices

Cleaning and disinfecting is an important part of regular home and business health upkeep. It is best to first clean surfaces, removing any dirt, then disinfect, killing the germs. Many disinfecting products require a time frame to remain wet on a surface to fully disinfect. Products such as Lysol can take up to 3 minutes, and up to 10 minutes for the Norovirus.

When to do which one

It is always best, when possible to clean and disinfect for the highest level of cleanliness. Some of the more necessary times to disinfect include:

  • Counters where food was prepared
  • Times of seasonal illness
  • Viral outbreak
  • If a person in your home has been ill

SERVPRO across the nation has become a trusted resource for the cleaning and disinfection of homes and businesses during this time. Locally, SERVPRO of North Shasta, Trinity & Greater Tehama Counties has already started the process of helping places like DMV's to be safer with Proactive Cleaning.

What is cleaning vs disinfecting?

Cleaning is the removal of germs, dirt, and impurities from the surface. It lowers the risk of spreading infection by lower the amount of germs. Cleaning removes germs but does not kill them.

Disinfecting uses chemicals to kill germs on the surface. Disinfecting doesn't clean dirty surfaces or remove germs, but by killing the germs after the surface has been cleaned, it can lower the risk of spreading infection even further.

What is the difference between a Household and Hospital Grade disinfectant?

Both cover the range of kill claims for Broad Spectrum microbes, but a Hospital Grade Disinfectant has the added kill claim for Pseudomonas aeruginosa. Pseudomonas aeruginosa is a bacterium that is responsible for many surgical and wound infections in hospitals. Hospital Grade disinfectants will have hospital use claims on product label.

What products do we have that are on the current EPA list?

We currently have five products that are on the list: #100 SERVPROXIDE, #172 Benefect Decon-30, #127N Concrobium Disinfectant 2, #175 Vanquish, and #154F Sporicidin

How many days after the disinfection treatment will the product keep killing SARS-CoV-2?

There is no time frame for this application with a virus. The EPA does not allow any product to be labeled as a long term “preventative” kill agent for viruses.

I have a competitor that is marketing long-term kill claims on surfaces for SARS-CoV-2, how can this be?

Your competitor is misleading the customer into thinking a product they are using is EPA Registered for a long-term viral kill claim. The only products that have any type of long-term claim are for bacteria and mold and not viruses like SARS-CoV-2.

The best actions to prevent contracting COVID-19, given by the CDC are social distancing, cleaning with EPA Registered disinfectants, washing hands regularly with soap and water and not touching one’s face.

Business Failure - Commercial Restoration

2/18/2020 (Permalink)

For Commercial Restoration, Don't Wait, Call Us Today! 530-222-0200

Starting a business, for many people, is a big step into the realization of their dreams. For years it has been thought about, planned out, and perhaps sacrifices have even been made to make it happen. But what happens when you encounter a disaster? Planning for a disaster is usually not the fun part of a dream, but it is a vital part of keeping your business alive, in fact, according to FEMA, 40% of small businesses never reopen after a disaster. This is mostly due to a lack of preparedness in the situation. So what can you do to help prevent business failure? Here are some Commercial Restoration tips to help you in being prepared.

Preventing Business Failure

Emergency Ready Profile

An emergency ready profile takes all of the guesswork out for you. As a business owner, your time and energy need to be focused on the people you are helping, not the details of disaster prevention. Thankful with SERVPRO we have an Emergency Ready Profile or ERP that will help to create a response plan for you. An ERP will organize a list of authorized personal, a chain of command, emergency shut off valve locations, important numbers to call, and much more to ensure the event is handled and isolated as quickly as possible. Business failure is the last thing we want to see happen, as we understand the importance of small businesses to the local community, and an ERP will help to stop a disaster from growing any further.

Waiting Perpetuates The Chance of Business Failure.

It is no surprise to business owners the importance of consistency when customers need their services. Being available, and used creates a relationship with customers that is invaluable. When this flow is disrupted, customers can easily find a new provider and begin a new process with another company. Waiting, or not having the ability to respond quickly in becoming operational again is one of the biggest reasons 40% of businesses fail after a disaster. Another reason to respond quickly is that most disasters, when not handled fast, can actually lead to further damage and become more costly. If in the unfortunate event of a disaster, be sure to start the process of restoration as fast as possible. Your business is too important not to.

Choose The Best Restoration Company For You

Most Insurance companies will recommend a restoration company to you, but that doesn’t mean you have to use the one suggested. Unfortunately, not all restoration companies are created equal. There are some great restoration companies out there that will treat you with compassion and perform their job professionally, but be sure to do your research before choosing a restoration company and make sure they are a good fit for you and your business.

At SERVPRO of North Shasta, Trinity & Greater Tehama Counties we value compassion, patience, and professionalism. It is why we believe our company has been as successful as it has. Just like you, our clients are of the utmost importance to us, and we do everything we can to keep their trust and high regard. If you have experienced a disaster and are in need of commercial restoration, contact us today. We would love to help!

Fire, Smoke, Soot and Ash Damage Cleaning in Redding and Shasta County? Call SERVPRO Now! 530-222-0200

The summer of 2018 seemed to be a never-ending siege of fire. While most of our community in Shasta County was just starting recovery from the Carr fire there were suddenly many arsonists setting fires to businesses, homes, and fields. SERVPRO® of North Shasta, Trinity & Greater Tehama Counties want to help educate our community with tips for prevention.

The U.S. has just over 30,000 fire departments. 1,800 are professional departments that protect about 44% of the population. 23,000 are strictly volunteer departments and protect nearly 24% of the population. While the rest are blended, both volunteer and professional fire fighters. America has one of the highest per capita arson rates in the world. Reported by the National Institute of Restoration arson is the main cause of fires in commercial building and the second for residential fires.

SECURITY TIPS AGAINST ARSON:

Awareness: Inform employees about the importance of reporting strange behavior of customers or passersby's.

Lock Your Doors and Windows: Make a note of who has keys and access to your property. Do not allow any unauthorized individuals access to your property. Create an adequate lockdown method when your business closes at the end of its shift. Most criminals like "soft targets", secure your business to prevent arsonists from having access to it.

Keep it Clean: Eliminate trash buildup around your building.  Trim or remove bushes and shrubs that may block visibility to your property.

Choose a Fire and Burglar Alarm Systems: Have a fire or burglar alarm that is linked directly to your law enforcement agency and fire hall.

Buildings' Exterior: Security cameras and motion lighting can often be enough to deter criminals away from your business.

Arson fires reported to U.S. fire departments exceed 260,000 per year. That includes over 1,300 civilian injuries and almost 450 deaths, plus arson brings property damage total to 1 billion dollars.

SERVPRO® is here to help North Shasta, Trinity and Greater Tehama Counties prepare against arsonist. We want to share tips for making your business less of a target to arsonists. For more information please refer to our blog and service page.

When we enter at damaged commercial business our first responder project manager assesses the extent of the damage and lays out a specific plan of action for effectively addressing whatever the damage may be – fire, water, mold and many times all three. Often the extent of the damage might be more severe than it appears at first with collapsed ceilings, wet carpet, smoke and ash residue, damaged business assets like office furniture, phone and computer systems and valuable revenue generating inventory. For example, our trained technicians would check hidden and exposed structural components to see if toxic mold is accumulating in another room as a result of water damage, or if smoke got into an adjoining part of the building.  SERVPRO® of North Shasta, Trinity & Greater Tehama Counties will use heat and water mapping sensors and other tools to accurately assess the damage.

Our immediate concern when beginning commercial restoration is to find and stop water and gas leaks. We then contain mold outbreaks and seal building windows and entrances to protect contents.  Whether it requires tarping a roof or adding window and door board ups our on-site team of professionals knows what to do because we are industry certified and have decades of local commercial loss restoration experience.

Back on site our commercial restoration specialists will begin the structural drying process and extract any water and moisture from carpet, vinyl and hardwood flooring, wallboard, and ceilings. Anything that is damp will need to be dried thoroughly to prevent the spread of mold, while sanitization will also be necessary for health reasons. Removing Bad Odors

Remember that lingering bad smells from mold, soot and ash can permeate cellulose based products like wallpaper, sink into carpet pads, emanate from ceiling tiles and HVAC systems.  Bad Odors can also sit inside uncleaned electronic equipment.  SERVPRO® of North Shasta, Trinity & Greater Tehama Counties uses a thermo-fogging ozone process which penetrates to the deepest parts of crevices, wood studs and everywhere to change the atomic structure of the odor particles to neutral status – we do not mask odors. We literally clean and deodorize everything.

SERVPRO Cleanup for Commercial and Business Property Damage in Shasta County, California

4/11/2019 (Permalink)

SERVPRO @ 530-222-0200 in Shasta County and Redding, California for Home and Business Property Fire, Water & Mold Cleanup

Because SERVPRO of North Shasta, Trinity & Greater Tehama Counties, located in the City of Redding ...

... is a locally owned and operated area small business franchise we are not only well connected with local residents and business owners, we specialize in commercial large-loss projects and are able to seamlessly scale and call into action within a-moments-notice a massive array of personnel, vehicles, equipment and resources to meet the fire, water, storm, mold or flood damage cleanup and restoration needs of any commercial, business, manufacturing or industrial structure such as: warehouses, churches, hotels, retail stores, military bases, libraries, government facilities, manufacturing plants, hospitals, clinics, convention centers, apartment complexes, theatres, restaurants, distribution centers, schools / universities, office spaces, airports, and sports complexes.

Business Interruption, Project Management and Insurance

SERVPRO knows that commercial restoration typically requires more layers of planning than typical home property damage restoration projects. Providing a complete scope-of-work, project planning, and time plus materials estimate for known and unknown costs may include additional management, labor, and equipment.

Our goal is to help get Shasta County and Redding commercial entities and businesses open and ready for customers fast.

Property owners and managers, tenants, and of course the insurance company are all key players.  Many have “business continuation” or “business interruption insurance” and the insurance carrier, of course, is motivated to get the job done quickly to keep the payout of business insurance coverage as low as possible.

Commercial Property Cleanup and Safety

Water, flood and fire damage hurt business assets like inventory inside the commercial space.  Recent heavy rains and snow fallen trees knocked out power.  Heavy snow accumulation broke through the roof of a large commercial building recently here in Redding.  Safety, perhaps more so in this circumstance, became paramount because of the nature of the facility – a grocery store.  Unlike an office building where damage and water pour onto computers, documents and business equipment.  As we all know a grocery store contains all of that plus much more.  Chemicals like shampoo, kitchen and bathroom cleaners, laundry detergent and soap along with frozen and refrigerated food like poultry, dairy, lunch meat, frozen bags of vegetables and processed ready to cook food all break open and quite possibly mix while reaching room temperature, thawing out and creating a toxic and biohazard slurry.

** Popular Article: Flood Water Removal and Cleanup by SERVPRO in Redding, California

When something as intense as an entire roof collapses upon these aforementioned items plus pet food, paper towels and toilet paper; loads of rainwater and heavy snow fill the inside retail space making everything wet – soaked with moisture two things happen.

  1. Mold begins to grow.
  2. Previously frozen items begin to thaw creating additional risk because, for example, chicken and poultry left at room temperature produce dangerous salmonella bacteria.

The point is that not only is the business property structurally damaged and not only are contents wet but broken, opened and thawed inventory items create additional complications.  Plus, commercial buildings are outfitted with industrial heating and air conditioning units (HVAC), network cabling, high voltage electrical components for computer networks, POS register systems and high-capacity commercial refrigeration and freezer units.  Commercial restoration work, many times, requires forklifts, scaffolding, heavy-lift machinery all of which require trained crews and experienced project managers to orchestrate a smooth and quick recovery.

We are available at any hour of the day or night every day of the year.   24/7 – 365 Call Now!  (530) 222-0200

Regardless of whether the fire is inside the building or at a distance, smoke, ash and soot travel through HVAC systems and coat the surface of machinery, control surfaces, business inventory, electronic components and create havoc for the employees breathing in what is thought to be clean filtered air.  Odors remain. Water from firefighting efforts mixed with the smoke and burned industrial synthetic chemicals and plastic produces an even worse state of acidic toxic liquid creating pits in metal fixtures and sensitive electronic components.  SERVPRO of North Shasta, Trinity & Greater Tehama Counties knows the intricacies of handling these fire disasters along with the collateral damage produced by the very methods used to extinguish the flames.   Odor control and sanitization along with an ionizing thermo fogging technology that skips masking the odor and changes the atomic structure of the smoke particles to an odor neutral state.

Odor Control of Smoke is just one of the amazing services SERVPRO provides to Redding Hotels, Restaurants, Schools, Government, Churches and Retail properties.

Commercial Facility Damage Emergency Clean Up - Call SERVPRO of North Shasta, Trinity & Greater Tehama Counties at (530) 222-0200

 “What’s different about commercial buildings?”

Identifying a good commercial restoration company like SERVPRO of North Shasta, Trinity & Greater Tehama Counties is vital to the continued operation of a business or facility.

The primary purpose of a residential home is to accommodate personal living space.  Commercial structures such as: warehouses, churches, hotels, retail stores, military bases, libraries, government facilities, manufacturing plants, hospitals, clinics, convention centers, apartment complexes, theatres, restaurants, distribution centers, schools / universities, office spaces, airports, and sports complexes offer a multitude of additional functions.

Because SERVPRO is a national restoration provider specializing in commercial large-loss projects we have at our disposal the ability to immediately scale and call to action a massive array of personnel, equipment and resources to meet the need of any commercial structure.

Commercial facilities, if they are greatly impacted by damage, require more time for scoping, planning, and estimating including additional management, labor, equipment and supplies.  Commercial restoration typically requires more layers of planning than typical home property damage restoration projects.  Multiple decision-making individuals are involved such as property owner, tenant, property manager, insurance carrier or building consultant.  Businesses need to get back in business fast.  Many have “business continuation” or “business interruption insurance” and the insurance carrier, of course, is motivated to get the job done quickly to keep the payout of BI coverage as low as possible.

Depending on the level of damage public access will be limited and the role of security increases to protect the commercial structure, clean-up, inventory, property and equipment.  Also, many facilities have leased or rented equipment requiring authorization before moving or servicing.   Additionally, damage to the property presents safety hazards.  These could be opened hazmat or biohazard containers, chemicals, and exposed electrical and gas connections.  Restoration work could require equipment not usually associated with residential repair such as forklifts and scaffolding and multi-story lift machinery.  Commercial buildings are usually outfitted with industrial HVAC units, high voltage electrical components and including computer networks, ethernet cable, lithium battery back up units and server racks.

As a city of Redding and Shasta County business owner and commercial point-of-contact, keep SERVPRO of North Shasta, Trinity and Greater Tehama Counties front of mind for the unexpected disaster.  We are available at any hour of the day or night every day of the year.

Active Shooter and Commercial Business Crime Scene Clean Up

4/9/2018 (Permalink)

SERVPRO - Active Shooter Commercial Crime Scene Clean Up - Prepare Your Emergency Plan Before It Happens

Active Shooter incidents at highschools and businesses, unfortunately, are becoming commonplace.

Commercial buildings, churches and schools, dealing with the tragic human toll, must maintain business continuity.  Reopening doors, rebuilding locations and restoring property loss include, as hard as it may be to discuss, the crime scene clean up and sanitizing of interior and exterior structures - floors, walls and ceiling.

Once law enforcement has completed crime scene operations the physical location is handed back to the business organization. Employees return to the workplace environment potentially reliving traumatic events.  A business needs to bring in a certified disaster restoration and crime scene clean up company such as SERVPRO of North Shasta, Trinity & Greater Tehama Counties, instead of using internal custodial or janitorial staff who may have witnessed the aftermath they would be handling in their commercial facility.

Redding, California’s Fire Chief Gerry Gray recently provided information to Shasta County business owners and residents discussing police, fire and public safety departments response and preparations.  You can read his message here.  >>   Active Shooter Response    SERVPRO encourages local commercial and educational facilities, as part of an active shooter emergency response plan, to coordinate with a highly rated local disaster restoration provider to better-coordinate an effective and efficient “back to business” post-shooting game plan.  Additionally,  free local Active Shooter training in Redding and Shasta County is available.

FEMA's How to Prepare for an Active Shooter Incident is an excellent resource.  Also look at Ready.gov's Active Shooter Checklist.

We recognize the tragic consequences of an active shooter event in a crowded school or workplace. Biohazard cleaning is only one component of the process.  Fire and water damage to commercial spaces, merchandise and carpets speaks to the need for business owners to pre-plan active shooter disaster clean up response.  Especially important for businesses is to contact us for your free Emergency Readiness Plan; an onsite and detailed layout of your facility including key notes and photos of utility shut-offs and emergency contacts.

Choose SERVPRO of North Shasta, Trinity & Greater Tehama Counties.   We have achieved 5 star reviews on Yelp and our Google Business page reflecting on all aspects of our service to local homes and businesses.   (530) 222-0200

SERVPRO understands business owners and commercial insurance.

This is why is is so crucial to develop and utilize  SERVPRO Emergency Ready Profile for your business to minimize interruption with an immediate plan of action.

Commercial Insurance Broker-Agent

One of the first steps in purchasing small business insurance is to contact a licensed insurance broker-agent who specializes in commercial coverages. Also building a working relationship with SERVPRO of North Shasta, Trinity & Greater Tehama Counties (530) 222-0200 can be as crucial to your business plan as getting professional advice from an accountant, banker, human resources analyst, payroll specialist, lawyer, or a trusted business mentor.

Many already are aware of SERVPRO’s reputation for excellence in fire, water and mold damages to commercial property and rely on our fast response and mitigation expertise to reduce client costs and claims. The Independent Insurance Agents & Brokers of California (IIABCAL) and the Western Insurance Agents Association (WIAA Group) are recommended professional associations. Commercial property insurance coverage and endorsements can include the following:

Builder's Risk - Covering a new building or structure under construction or an existing structure undergoing additions, alterations, or repairs.

Legal Liability or Fire Legal Liability - Covers your legal liability for loss or damage to real and personal property of others as the result of your negligent acts and/or omissions.

Glass - Basic specified perils for glass coverage include any resulting damage to other property from broken glass due to vandalism and also vandalism to glass building blocks.

Casualty Insurance - provides coverage primarily for the liability exposure of an individual, business or organization. Liability from the negligent acts and omissions of an individual, business or organization that causes bodily injury and/or property damage to a third party is the subject of casualty insurance coverage.

What Kind of Insurance Do I Need to Purchase for My Business?

SERVPRO knows that businesses carry risks.  Your broker-agent will discuss business operations and the types of exposures (the possibility of loss).

Causes of loss are divided into two main categories: specified perils and open perils.

Specified Perils are a list of specific disasters such as fire, explosion, windstorm, vandalism, et cetera.

How To Understand Commercial Property Loss

Property damage loss ratings are established to help insurance adjusters, restoration companies and real estate agents, investors and brokers understand the loss potential of a commercial building or facility’s risk and return.

Common reasons for commercial loss insurance claims would include flood, water and mold.  Additionally, storm, hail and wind damage, vandalism, theft, among other factors, lead to business interruption, equipment damage (including electronic data) and thus loss of business income and property assets.

The ratings are determined based on age of the building, location, amenities, current tenants and rent pricing.

Newer building are considered “Class A”.  These comprise newer construction, excellent maintenance and presentation.

The majority of commercial buildings fall into “Class B”. Generally older construction although well maintained.  Along with some restoration and remodeling work they are considered a value-added property.

“Class C” commercial is the lowest tier with significantly older buildings in the least desirable locations perhaps needing extensive renovation.  Business and tenant occupancy in these properties also tend to be lower.

Following this guide, SERVPRO of North Shasta, Trinity & Greater Tehama Counties recognizes that most loss and thus need for fire and water damage restoration services, in fact, occur beginning at “Class C”.

SERVPRO’s Emergency READY Profile® (ERP) is a free value-added addition we provide to every level of a commercial property owner’s overall contingency plan.  However, where property loss is considered greater in “Class B and C” the ERP takes on special significance by outlining in great detail shut-off valve locations, priority response areas and first-responder contact information clearly setting an immediate plan of action in place with a local SERVPRO Franchise Professional as their disaster mitigation and restoration provider “Ready for whatever happens”.

Evaluating the components of a loss are fact-intensive with much of commercial coverage determined by the period of business interruption and the length of restoration.  Pre-loss mitigation plans, such as SERVPRO’s Emergency Ready Plan mentioned above, identify and coordinate external professional resources, including an emergency restoration company capable of responding within hours of a loss at all loss sites. Commercial organizations which have prior agreements with trusted restoration partners in place are first in line for assistance and, consequently, among the first to re-establish operations and limit their business-interruption losses.

September is National Preparedness Month - Utility Shut-Off Tips

We at SERVPRO of North Shasta, Trinity & Greater Tehama Counties want to share some of our professional tips regarding utility shut-off.

You can also check out this preparedness link here.

Disasters such as fires, flooding, earthquakes or power outages can happen without warning. When confronted with a disaster, it’s important to shut off utilities in your home to prevent further damage. Learn how to shut off natural gas, electricity and water supplies in your home before a disaster occurs, and teach your family how to do so as well:

Natural Gas

Gas shut-off procedures vary from home to home. Contact your local gas company for information on the safest way to shut off gas supply to your home according to your home’s gas meter configuration.

Once you learn the gas shut-off procedure, practice it with the whole family, but make sure to not actually turn off the gas when practicing.

If you smell gas near a gas pipe or gas-fueled appliance, or if the CO detector goes off, open a window immediately and get everyone out of the house as fast as possible. Turn off the gas supply and call the gas company soon after.

Once you turn off the gas, never attempt to turn it back on yourself. Only a qualified professional must turn your gas supply back on.

Electricity

After a disaster or if you notice electrical damage in your home, turn off electricity immediately to prevent fires and electrical shocks.

First, locate the main circuit box that’s usually mounted on a wall. In many houses, the circuit box is located in the basement, so make sure to bring a flashlight.

Inside the panel, you will see multiple switches, including the main switch that shuts off all electricity in your home.

For safety purposes, always shut off individual switches before shutting off the main switch.

Water

After a disaster, your water supply may get polluted due to cracked lines, so it’s important to shut it off until authorities say it’s safe to turn the water back on.

Locate the shut-off valve for the main water line of your home, which can be found in one of these areas:

  • on a wall near the front of the house
  • near the water heater
  • in the garage
  • buried in the ground outside, near the street, in a covered box
  • Label the shut-off valve so you can easily find it in the future.
  • Be sure that the valve completely closes when you turn it clockwise. If the valve doesn’t completely close, it may be rusted or damaged. In this case, have it replaced by a qualified technician.

When it comes to your commercial property, we mean business. You need a company that can minimize the disruption to your clients while delivering superior results. Whether you need professional cleaning to make your business shine, or emergency water restoration services, SERVPRO of North Shasta, Trinity & Greater Tehama Counties has the training and expertise to help make it “Like it never even happened."

Understanding Smoke Damage

8/25/2017 (Permalink)

The hidden factors of fire and smoke damage.

Smoke Damage:  Seen and Unseen

There are two types of smoke damage after a fire, visible soot and invisible odor.

All fires are different, making it difficult to gauge the exact type of damage that will occur. However, SERVPRO of North Shasta, Trinity & Greater Tehama Counties will properly clean the contents of your home to ensure complete odor removal and the saving of seemingly-salvageable items.

In most fire situations, there are three restoration alternatives, cleaning, resurfacing, and replacing.

Cleaning is the removal of soot and foreign matters which are not an original part of the material itself. Cleaning is usually the quickest process and the preferred option for the insurance company and homeowner(s).

Resurfacing is the process of taking a damaged piece of property or existing fixture in the home and redoing the surface of it to make it appear new. For example, if a house is not severely damaged by fire or smoke, but the paint on the walls gets damaged, the contractor can re-paint the walls. The contractor can also provide content refinishing as well as the reupholstering of furniture.

Resurfacing is a good option when the homeowner considers certain things as sentimental and/or irreplaceable. Resurfacing can be more costly than cleaning, yet less expensive than replacement. Insurance companies will also recommend this alternative to homeowners.

Replacement is used when items in the home are destroyed or are beyond economical repair. Replacement is usually the costliest option because the unsalvageable items are being replaced with something new.
