Vacations should be the definition of summer. Kids are out of school, teachers are celebrating, and everyone wants to find that special time to relax in the sun. How many of us have a calendar with a giant red circle around the start of our vacation date? You can almost feel the stress melting off as time gets closer. According to one study, after four days of vacation, stress levels begin to lower significantly. Feel free to include that study next time you ask your boss off from work. That study also shows that the effects of vacation can last up to 30 days. Try to remember that fact as we move on.

Overflowing Toilet Caused Water Damage. Now What?

Whether it began with tree roots in your pipes, an overzealous child that loves toilet paper, or a dinosaur that just needed to find a watering hole, an overflowing toilet can cause water damage and be a potential health hazard to you and your family.

Stop the Water

Refrigerators can have multiple ways of water damage, ice maker, water dispenser and condensation lines. These can usually be prevented by regular maintenance checks every year. Water Damage Source Classes and Pollution Categories

Water is identified in the restoration industry in two ways.   1.  Where is the source and what is the saturation level of the water?  2.  What type of water is coming from the source? 

  • Class 1 Water – A slow evaporation rate typically from a drip or slight water line break. Seepage only affects part of a room or space, carpeting is slightly damp.  The key is low permeance rate of surface materials that come into contact with moisture like plywood or concrete.

Flood damage restoration expert tips - from the front lines of experience

Rain Storms and Flooding - Disaster Education - NFIP and FEMA

Shasta County Winter water damage from storms and rains are fast approaching. Property owners and managers should be aware of the National Flood Insurance Program (NFIP) and how it works with Federal Emergency Management Agency (FEMA) in the case of floods and the resulting damage caused. Flood waters, whether they are from rising rivers and streams or rainwater, can cause flooding resulting in damage to property. If water touches the ground and enters any structure, it is considered flood water, which is not covered by regular or commercial insurance policies.

These flood waters are considered Category 3, which is highly contaminated and can contain pathogenic, toxigenic, or other harmful agents from sewage, silt, and debris this can cause significantly adverse reactions to humans when consumed, or when in contact with the CAT3 water. This can create civil liability and as of January 1, 2017 cause substandard housing issues if the damage, such as mold after flooding, is not dealt with correctly.

With NFIP policies in place, which is on a county by county basis or if the county or state declares an emergency in an affected flood area, it is possible that FEMA could pay the flood claims. These policies have very specific restrictions on all FEMA/NFIP claims. The 2017 FEMA rules and regulations are as follows, and are subject to change on a yearly basis:

Water damage clean-up service providers must provide a complete drying log for every day of the process with the invoice. This includes Hygroscopic readings, that show how much moisture is in the air and atmosphere. Also, daily measurements of any materials being dried such as structural wood, cabinets and some flooring that does not require removal such as vinyl composition tile (VCT) when it is undamaged. If logs are not provided, these line items will be rejected and NOT covered by FEMA/NFIP.

  • FEMA/NFIP does NOT pay for drying gear that is placed prior to all demolition being complete. Once all porous materials have been removed, then drying equipment will be allowed.

  • FEMA/NFIP does NOT cover water extraction from wet carpet. It is less heavy for restoration technicians to lift and remove extracted lost carpet.

  • FEMA/NFIP does NOT cover air scrubbers and Ozone machines. These machines remove a variety of odors and airborne contaminates caused by animals, cigarette smoke, mold and mildew, or fire and water damage. What is pertinent to flood claims are airborne E Coli, giardia, or similar pathogens.

  • FEMA/NFIP does NOT cover content manipulation charges, such as removal of household furniture. A good way to judge the contents of a house versus the structure: If you could turn your house upside-down and shake it, whatever falls out is considered contents, whatever is bolted, nailed, or screwed in place, such as cabinets, are considered part of the structure. NFIP does have content coverage policies, but most of these have a separate deductible.

  • FEMA/NFIP does NOT cover equipment cleaning charges. The EPA, OSHA, and IICRC industry standards require the cleaning and sanitizing of all equipment used during a CAT3 flood damage restoration.

  • FEMA/NFIP does NOT cover generators needed to run restoration equipment, such as dehumidifiers and air movers. Many flood situations are followed by power outages due to the nature of the flooding, either by the force of it or due to the power company cutting the power for safety reasons. By the time that demolition is complete the power is usually on in time to set the gear for the structural drying process.

  • FEMA/NFIP does NOT cover the costs of Personal Protective Equipment (PPE) even though this is required by OSHA. This includes Tyvek suits and respirators, which are essential for the safety of restoration technicians to reduce or eliminate exposure to harmful chemicals and mold.

  • FEMA/NFIP does NOT cover secondary damage. An example of secondary damage: Two feet of water in your home creating elevated humidity levels that absorb into hydroscopic materials causing damage like sagging or collapsing ceilings from damp, heavy dry wall.

Water-Damaged Carpet Is Ripe for Mold Growth

Carpet is at high risk of mold growth.

For mold to grow, it needs oxygen, moisture, a surface to grow on, and a food source. Spores are commonly found in the air. If they land on damp or wet spots indoors, they feed on dust, and mold growth will occur very soon.

In the right conditions, area rugs and wall-to-wall carpeting provide a perfect breeding ground for mold. Carpet located below ground level in basements, as well as carpet that’s been wet for a period of time, and moist or damp carpeting, are at especially high risk of mold growth.

Just because mold is not immediately visible or apparent on carpeting doesn’t mean that growth is not in progress. Actually, mold is likely to only be visible on the surface of carpeting in severe infestations – as would commonly occur when the carpet has remained wet for some time after flooding.

Carpeting that has been subjected to flood damage or standing water usually needs to be disposed of because conditions are ripe for mold growth. Even if visible growth has not yet started, it’s highly probable that it will happen unless the carpeting is removed, cleaned and dried within 24 to 48 hours. Even then, removing it and cleaning it is not guaranteed to prevent mold growth.

Water damage can lead to wood rot, peeling paint, insect infestation, shorter lifespan of roofing and siding increasing maintenance cost. 

Rainwater and Snowmelt - Water Damage Prevention

Windows/Doors: Check for leaks around your windows and doors, paying extra attention near the corners. Peeling paint could be signs of water getting into the wood.  Discolored paint or caulking, swelling of the window or door frame could be signs of water damage. 

Roof: Repair or replace shingles around any area that allows water to penetrate the roof sheathing. Leaks will most commonly be found around chimneys, plumbing vents and attic vents. To find the source of a ceiling leak, measure its location from the nearest outside wall and then locate this point in the attic using a measuring tape. Water may run along the attic floor, rafters, or truss for quite a distance before coming through the ceiling. 

Foundation and Exterior Walls: Seal any cracks and holes in external walls, joints, and foundations. 

Plumbing: Check for leaking faucets and dripping or "sweating" pipes. Inspect washing machine hoses for bulges, cracks or wetness. Replace them every few years or sooner if problems are found. Inspect the water heater for signs of rust or water on the floor. 

Landscaping: Keep trees trimmed so that branches are  7 feet away from any exterior house surface. This will help prolong the life of your siding and roof and prevent insects from entering your home from the tree. Vines growing on the side of a home can help open cracks in the siding, which allows moisture the house. If water damage does occur, you can minimize the damage by addressing the problem quickly. If water is flowing into the home from burst piping or damaged appliances, shut off the water supply,  found outside the house or at the meter.

Leaky Roof Causes Major Damage

You’re about to climb into bed and you notice a small leak in the ceiling.  You put a bucket under it to catch the water.  It’s an exceptionally stormy winter night and the rain is pounding.  At 3 am, you wake from a loud crash and the sound of water rushing into your home.  You go into the living room and see a small waterfall!  It may seem like the end of the world at that moment.  What do you do?!  Don’t worry- SERVPRO of North Shasta is here to help! 

In this situation, we arrived on scene in under an hour!  Our certified technicians tarped off the roof right away to prevent the water from causing further damage.  Next, we removed the wet insulation; which can act as a sponge and soak up more water.  We removed the wet drywall and proceeded to contain the area so that it would not leak and damage the floors. 

Our customer was back in bed in just a few hours sleeping soundly; knowing that the situation was under control and that there would be no further damage and in the morning our SERVPRO of North Shasta Technicians would be back to finish the job!

Restoration Response: Fire vs. Water

Fire damage restoration and water damage restoration are two very different types of jobs, so it’s no surprise that they need to be approached by the responding restorers accordingly.

Now that’s not to say that the two types of jobs don’t also have similarities. For instance, in a residential setting, there’s the issue of containment, inspection to determine the scope of the work about to be done, and being empathetic with potentially distraught homeowners. But here’s a look at some of the big differences between the two approaches:

 Fire: Safety is key when responding to a fire job, so it’s important to first secure the property. Then, emergency board-up can commence and the project can begin. Appropriate items should be packed out and taken off site for contents cleaning, while crews can start ridding the property of soot and smoke odors and preparing for demolition and reconstruction, if necessary.

Water: When responding to a water loss, the first step is to extract any remaining standing water from the property. If water levels have receded, then contents should be packed out of the affected area and drying equipment should be brought in. In the case of Category 2 or Category 3 water, however, carpet and carpet padding will likely need to be removed and disposed of and any impacted drywall will also need to be cut out.

As you can see, responding to fire and water is different. But there’s one big similarity between the two that’s worth highlighting—empathizing with the homeowner. Remember, these are people who can be very fragile after an unexpected home disaster. So work with them, consider what they feel is “the most important thing” to take care of after a loss and do your best to accommodate their wishes. Whether it’s fire or water, the homeowner’s immediate needs should always be taken seriously.

How Do I Protect Hardwood Floors from Water Damage?

Water is the biggest enemy of hardwood floors. After a flood, your best chance of recovering your hardwood floor is to hire a professional restoration company immediately. However, failing to protect your floor from moisture or spills on a daily basis can also cause irremediable damage. Here is what you can do to keep your hardwood floor dry and undamaged:

  • Remove wet, moist or damp items, such as carpets, clothes, boots or appliances, from the floor as fast as possible.
  • Wipe up any spills from the surface of the hardwood floor immediately to prevent the liquid from penetrating the floor.
  • If a room with hardwood floor has an exterior door, place a rug in front of the door.
  • Inspect the plumbing and fix any leaks that could cause water to leak into the floor (or any structural component for that matter).
  • Control the humidity in your home. Be aware that during the summer, air tends to be moister and during the winter, the air is dryer than usual. Both moist and dry air can affect wood, so adjust your humidifier accordingly.
  • Reinforce the sealant on your hardwood floor periodically. Wax sealants should be refinished annually. Polyurethane sealants (oil or water based) last longer and only require maintenance every few years.
  • When cleaning hardwood floors, use a quality product intended specifically for hardwood floors. Make sure you don’t leave pools or puddles of liquid, no matter how small, on your floor. Don’t soak the mop head or the cloth you are using; instead, only dampen them a little.

The Different Types of Floods

Floods are the most common natural disasters and cause billions of dollars’ worth of damage every year. Even if you don’t live in a high-risk flood zone, there is still a chance that flooding can affect your property. Below you can read more about different flood categories to help you understand your own risk:

1. Flash floods occur when heavy rainfall causes a fast rise of rapid-moving water that sweeps everything in its path. They usually cover a relatively small area and occur with little to no notice, generally less than 6 hours. The rapid water torrents can move large objects, such as cars, rocks and trees.

2. Coastal floods are caused by strong winds or storms that move towards a coast during high tide. When powerful waves breach the coast’s dune or dike, the area will be flooded. Coastal areas with fewer defenses and lower elevation are the most affected. The best time to repair the breach is during low tide.

3. River floods are characterized by gradual riverbank overflows caused by extensive rainfall over an extended period of time. The areas covered by river floods depend on the size of the river and the amount of rainfall. River floods rarely result in loss of lives but can cause immense economic damage.

4. Urban floods occur when the drainage system in a city or town fails to absorb the water from heavy rain. The lack of natural drainage in an urban area can also contribute to flooding. Water flows out into the street, making driving through it very dangerous. Although water levels can be just a few inches deep, urban floods can cause significant structural damage.

5. Pluvial floods form in flat areas where the terrain can’t absorb the rainwater, causing puddles and ponds to appear. Pluvial flooding is like urban flooding, only that it occurs mostly in rural areas. The agricultural activities and properties in areas where pluvial floods have occurred can be seriously affected.
